Can foreigners buy property in Turkey?
Yes. Citizens of most countries can buy residential property in Turkey in their own name and receive a freehold title deed (tapu). There is no requirement to hold Turkish residency first, and the purchase can be completed with a passport, a Turkish tax number and a Turkish bank account.
Where exactly is Hillstone Pendik located?
The project is in Yenişehir, Pendik, on the Asian side of Istanbul. It is close to the metro, the E-5 and TEM motorways, and Sabiha Gökçen International Airport, with shopping centres, schools and hospitals nearby.
What apartment types are available and how big are they?
Hillstone Pendik offers 2+1 apartments of 85–110 m², 3+1 apartments of 130–165 m², 4+1 apartments of 180–230 m² and villas of 250–350 m². There are 150 residences in total across the development.
What is included as standard in each apartment?
Every residence is delivered with a smart home system, underfloor heating in living areas, double-glazed thermal and acoustic insulation, a fitted kitchen with built-in appliances, a video intercom and allocated covered parking.
What payment plans are available?
You can pay in cash for the largest discount, use the developer instalment plan of up to 30 months with 0% interest during the launch period, or finance the purchase through a Turkish bank mortgage. The plan is set per unit based on your down payment.
Can I buy at Hillstone Pendik and apply for Turkish citizenship?
Turkey grants citizenship to foreign nationals who purchase property at or above the government-set investment threshold and commit not to resell it for three years. Because that threshold and the applicable exchange rate are set by regulation and change over time, confirm the current figure with our sales team before you commit.
When will the project be delivered?
Delivery is planned for the fourth quarter of 2025. The exact handover date for your unit is written into your sales contract, and construction progress is shared with buyers throughout the build.
When do I receive the title deed?
The title deed (tapu) is transferred at the Land Registry office once the payment conditions in your sales contract are met and the official valuation report is complete. Our team accompanies you through the appointment.
Can I view a show apartment before buying?
Yes. You can book a viewing at the Pendik sales office to see the show apartment, the site and the finishes in person. English-speaking consultants are available, and online video viewings can be arranged for buyers abroad.
What social facilities does the development have?
The site includes a swimming pool, a fitness centre, spa and sauna, children’s playgrounds, landscaped gardens, a walking track, a café and restaurant area, 24/7 security and covered parking.
Is Pendik a good area for rental income?
Pendik is one of Istanbul’s growing residential districts on the Asian side, with metro access, an international airport and a large student and professional population. That combination supports steady tenant demand, particularly for 2+1 units.
Do I need to travel to Turkey to complete the purchase?
Not necessarily. A purchase can be completed through a notarised power of attorney given to a representative in Turkey, which allows the contract signing and title deed transfer to proceed while you are abroad.
